TRI Property Guide

A clearer property journey in Ghana.

Use this guide to prepare the right questions, organise your requirements and understand where independent professional checks fit before you commit to a purchase.

Six practical stages

From property brief to handover.

Each transaction is different, but a disciplined process helps buyers compare opportunities and avoid rushing important decisions.

1

Define your goal and budget

Clarify whether the property is for living, rental income, business or long-term investment. Include preferred areas, must-have features, total budget and timing.

2

Shortlist and inspect

Review confirmed details, photographs and videos. Arrange a physical or guided remote viewing and inspect the property, surroundings and access carefully.

3

Verify independently

Ask a qualified Ghanaian lawyer and, where appropriate, a licensed surveyor to examine ownership, title or lease documents, boundaries and relevant searches.

4

Agree written terms

Record the price, currency, payment stages, inclusions, completion conditions, timelines, default terms and who bears each charge in a written agreement.

5

Pay with clear records

Follow the signed agreement, use traceable payment channels, confirm the receiving party and keep receipts, acknowledgements and banking records.

6

Complete and take handover

Complete the required assignment, consent or registration steps with your advisers, then document possession, keys, inventory and the final condition at handover.

Buyer confidence

Questions to settle before committing.

A polished listing is only the beginning. Buyers should understand the property, the person entitled to sell it and the documents supporting the transaction.

Frequently asked questions

What clients ask TRI.

Can TRI find a property that is not currently shown online?

Yes. Submit a property-match request with your goal, preferred location, property type and budget. TRI can source suitable opportunities and share confirmed options.

Are all listing details verified?

TRI provides confirmed information before a client proceeds. Inspiration images are clearly distinguished from genuine listing media, and buyers should complete independent legal and technical checks.

What are the viewing fees?

The purchase-viewing request and rental-viewing request are each US$30. Online payment is not active until an authorised Ghana-compatible gateway is connected.

What is the owner listing and marketing engagement fee?

The initial engagement is US$100 for the property visit and marketing preparation. Any additional approved costs are quoted separately.

Does TRI provide legal advice or guarantee title?

No. TRI supports the property journey but does not replace independent legal, surveying, tax or financial advice. Buyers should instruct qualified professionals for their transaction.

Can TRI assist clients living outside Ghana?

Yes. TRI can help define the brief, source options, arrange guided video viewings and coordinate property information while the client’s independent advisers handle professional checks.
